Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Do it correctly the first time or you’ll quickly end up spending more to fix peeling and chipping paint. Follow this process before starting on your home's exterior. Keep in mind that the process may vary based on your siding materials:
In addition to covering more surface, painting a multi-story home requires additional equipment. Scaffolds, for example, take longer to erect, move and disassemble, and climbing up and down ladders takes time. Minor repairs are more complicated — tasks that may take only one painter at ground level require two for safety at higher elevations. In general, expect a 20–60% premium for each level your home has in addition to the additional square footage.
It’ll cost you between $500 and $1,000 to paint the exterior yourself. Not including paint, it’ll cost you no more than $200 to $300 at a home improvement store like Home Depot, Lowes or Menards. You may end up spending more if you buy high-quality products from specialized shops. Professionals can get the same supplies for about half what you’ll pay. Home Painters Aurora CO
Staining a deck costs $540 to $1,000. Covered porches might hit $2,000. Consider negotiating the price a bit lower by combining it with a full exterior job. Painting handrails can run anywhere from $1 to $2 per linear foot, depending on whether it’s wood, metal or some other material. Although you might think this is an easy $30 to $100 job, most painters charge a minimum fee regardless of the size of the project. You’ll probably end up paying at least $150. Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer. If you want to upgrade your home’s interior, or if you’re starting with a blank canvas, find a painter nearby so the project can go smoothly. Interior painting contractors and companies work hard to turn your house into a home. Hire a professional painter to add a fresh coat of paint on your walls, ceilings or window trim in any room in the house. Browse through the top-rated painters, read their customer reviews and ask for a cost estimate.
You can expect to pay between $700 to $3,000 to paint wood siding. You’ll end up spending $1 to $3 per square foot, but typically you’ll find this material is cheaper than brick or vinyl. Wood requires some type of sealant, be it paint, stain or oil. Lumber takes well to a wide variety of coverings giving you endless options for modern, contemporary or classic looks. You’ll spend between $500 and $3,000 or $1 to $3.50 per square foot to paint concrete. However, expect to pay $2 to $7 per square foot since concrete almost always needs a coat of primer first. Double that price if the concrete requires stripping. Concrete is porous. Sealing it not only helps blend foundations and walls with your home’s aesthetic, but also seals it against water. Repairing or resurfacing concrete costs $300 to $500 for every 100 square feet. Aurora House Painting
Painting the ceiling and the trim will also have an effect on cost. The type of paint you choose can also raise or lower your house painting cost. A gallon of paint may range from $20 to over $100, depending on quality and brand. Ask your painter if they charge per hour or per square foot, and how much you can save by doing prep work (moving furniture, etc.) yourself. Aurora House Painting
How much paint will you need? It takes about 8 gallons per coat to cover a 2500 square-foot house with wood or metal siding. Two coats are usually recommended, making the cost of paint $640 – $1440 depending on the per-gallon cost. Textured or porous siding, such as stucco or concrete, have a greater surface area and require up to twice as much paint for full coverage.

Can you paint your house yourself? DIY painting can save you thirty-percent over the cost of a contractor, but it’s a painstaking and time-consuming process. For every hour of labor saved, you’ll spend more money to buy paint without a discount, and you’ll have to rent equipment and purchase supplies that you may never use again. Hiring an expert is the best way to ensure the job is done right and with the least amount of disruption to your daily routine.

The truth is that there are a lot of things that can go wrong with a sloppy painting job and the crappy results will be instantly visible. Prepping the ceiling and walls as well as carefully repairing any damages is 50% of a successful job. However, cheap painters typically rush through this part of the project. Consequently, you see small holes in the walls, paint stains, bubbling paint and other ugly errors. Home Painters Aurora CO
Most siding material needs at least some sort of scraping, sanding or stripping before repainting. Chipped or bubbled paint not firmly adhered to a surface creates a weak area that leaves fresh paint more vulnerable to damage. Scraping removes large loose pieces. Sanding then smooths the edges of whatever paint remains. Keep in mind the process varies based on the type of siding.
Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take. - The paint job will take you much longer compared to the painting speed of the pros. An experienced paint crew can paint the entire house in 2-3 days (depending on square footage and job complexity). However, if you only paint on week nights and weekends the same job may take you 2-3 weeks. During this time, the area that you are painting will not be usable and the house will be in a general state of disarray.

I had Philips paint the exterior of my home a while back. I was so happy with the work they did I had them come back to give me a quote for painting my decorative metal fence. I accepted their bid and they did a fantastic job. The prepped the surface, primed and then hand applied an alkyd enamel rust resistant high gloss paint. The fence looks fantastic (I'm sure my neighbors are happy too). I highly recommend Philips Painting. Home Painters Aurora CO

Paint supplies cost anywhere from $10 to $100 or more depending on what you need. Painters will typically provide most of the supplies for a project, but sometimes they will allow you to pay for solely labor if you provide all the materials yourself. You might decide to do a DIY paint job down the road. In which case having these supplies on-hand will save you time and money. Home Painters Aurora CO
Recent Review: Work was performed in a timely manner and finished earlier than expected. Need to pay a little more attention to the details ie:  paint chipped and baseboards not completely painted. Nails in sheet rock could have been knocked in prior to painting for a cleaner finish. Owners very easy to work with and desire to make the customer happy. I would recommend JNT Developers, just ask that they keep a close eye on the workmanship of the hired help. Aurora Home Painting
If you're thinking about selling your home, you might want to repaint areas that look especially worn, dull or chipped so your house looks fresh and new to potential buyers. On the other hand, it’s possible some potential buyers will repaint the home upon moving in. So if you have a limited budget, your money (and time) might be better invested in other types of home projects, such as remodeling your bathroom or kitchen, installing new floors or fixing broken appliances.  House Painting Aurora Colorado
