Painting the exterior of your home is an investment. Whether you want a fresh new look, or your paint is in disrepair, it will cost roughly $3600 – $4800 to repaint an average 2500 square-foot two-story home. Why the wide range in price? Because more than color, paint is a layer of protection against the elements. It shields siding from water damage and keeps insects away, so quality matters.

Prepping a house costs anywhere from $0.50 to $2.50 per square foot. This is almost always included in the total project price. However, the DIYer might negotiate some discounts for completing this work on their own. Be warned, proper prep is key to the quality and durability of the finish. If you do this work yourself, the contractor might no guarantee to finished product. House Painting Aurora Colorado

Most siding material needs at least some sort of scraping, sanding or stripping before repainting. Chipped or bubbled paint not firmly adhered to a surface creates a weak area that leaves fresh paint more vulnerable to damage. Scraping removes large loose pieces. Sanding then smooths the edges of whatever paint remains. Keep in mind the process varies based on the type of siding. Aurora House Painting
Choose the best quality paint you can afford; it lasts longer. Experts estimate that the outside of a house should be painted every 5-7 years, but less-expensive paint may start peeling or fading in 4 years or less while really high-quality paint will hold up a bit longer. "RECOMMEND! After a huge slab leak, hiring Lux Hardwoods was our best decision for reconstruction and renovation. Stan and his team are experienced, professional, and courteous. Every room of the first floor required reconstruction and we chose to do some remodeling at the same time, and Stan's design experience and eye differentiated a job that would have been only repair to a newly remodeled and updated home to a style that fits our vision and personality. We love it! Each member of his team specializes in areas such as carpentry, flooring, paint and electric, and all communicated well with us and respected our home and our schedules. They did hardwood, including stairs, paint, reconstruction, and wiring. He was often on site consulting with us and his team, and he was always available by phone and text. Stan eased our home-owner reconstruction anxieties and delivered on his word! We will definitely call them for future projects." House Painting Aurora Colorado
Recent Review: Work was performed in a timely manner and finished earlier than expected. Need to pay a little more attention to the details ie:  paint chipped and baseboards not completely painted. Nails in sheet rock could have been knocked in prior to painting for a cleaner finish. Owners very easy to work with and desire to make the customer happy. I would recommend JNT Developers, just ask that they keep a close eye on the workmanship of the hired help. Aurora Home Painting
The cost of paint is easy to calculate, and additional expenses rarely add much to the total cost of a project. The price of labor, however, rises steeply based on the complexity of the work. A simple one-story ranch in good repair is a breeze to paint, multi-story homes in poor condition or with extensive architectural features are much more challenging. - Go for neutral colors. Every person has their own color preferences, so there is no point in trying to impress with the trendiest hues of the current year. Instead, go for time tested, classic and neutral colors, such as beige, taupe, cream, shades of grey, off white. If you want to add more color on an accent wall, shades of blue, green, or warm earth tones always have a nice general appeal. Aurora House Painting

If your home or apartment is more than 30 years old (constructed prior to 1978), there is a high chance that the current paint on the walls and window/door trim contains lead. This is a serious health hazard, especially if there are small children living in the home. If you suspect that there may be lead paint on your walls, its best to test for it and remove it, before putting on new coats of paint. Aurora Home Painting
A single gallon of paint can run anywhere from $20 to $80 per gallon. Professionals get a contractor discount of anywhere from 25 to 50 percent. For rough siding, like stucco, you’ll need to use 10% to 20% more paint. Some textures, like wood and stucco, require extra paint because they have more surface to cover in a tiny area compared to smooth siding. Use the highest quality exterior paint your budget will allow for your project. It will look the nicest and save you money by offering better coverage and durability. Better coverage means fewer coats and fewer work hours. You’ll also go a few years longer without needing to shell out more cash for a new coat. How do you know how much paint you're paying for? Here's some helpful math: Aurora House Painting
It’ll cost you between $500 and $1,000 to paint the exterior yourself. Not including paint, it’ll cost you no more than $200 to $300 at a home improvement store like Home Depot, Lowes or Menards. You may end up spending more if you buy high-quality products from specialized shops. Professionals can get the same supplies for about half what you’ll pay. Home Painters Aurora CO

Oil-based products have a reputation for durability, but latex and acrylic have come a long way. High traffic areas, such as porch floors, benefit from oil paints, but latex and acrylic are excellent choices other surfaces. They’re less expensive, require only water to clean, and most are low-VOC. Your contractor will work with you to choose paints based on your needs and area weather conditions.
